Exterior Cleaning for Businesses and Associations

Commercial pressure washing covers the parts of a property customers, tenants and residents see first: entry walks, storefronts, building walls, drive-thru lanes, dumpster enclosures and common areas. The work is similar to residential cleaning, but the scale is larger, the schedule has to fit around business hours, and the runoff questions are bigger.

Wash water is a compliance issue

On commercial sites, wash water usually carries grease, gum, oil, food waste or detergents, and parking lots drain straight to storm inlets. Aurora City Code Section 138-439 makes it unlawful to discharge material that is not entirely stormwater into the storm drainage system, and commercial washing is not one of the listed exemptions. Section 138-444 allows civil penalties up to $5,000 per day. We plan containment for every commercial job: temporary berms or covers to keep water away from inlets, and recovering water where needed and disposing of it where the city or utility allows. We confirm requirements with the city before starting.

Common commercial jobs

  • Storefronts and entries: walks, curbs and building faces cleaned of gum, dirt and stains
  • Dumpster pads and enclosures: degreased and washed, with runoff contained
  • Drive-thru lanes and parking areas: oil drips and tire marks treated
  • Building exteriors: soft washing for EIFS, stucco, painted surfaces and metal panels
  • HOA and multifamily common areas: pool decks, clubhouse walks, mail kiosks and monument signs

Working around your hours

We schedule commercial work for early mornings, evenings or closed days where possible, and we section off work areas so customers and residents can still get through. For multifamily and HOA properties, we can provide notice language for residents before work days.

HOAs and metro districts

The City of Aurora runs a Neighborhood and HOA Support program, including a free HOA 101 series for board members, and Aurora Water publishes stormwater pond resources for HOAs and metro districts. Associations may handle common-area concrete, entry monuments and amenity buildings. We provide written, itemized quotes that boards can review and compare, and we can quote common areas separately from any individual homes.

Recurring service

Recurring cleaning, monthly or quarterly, is an option for busy entries and dumpster areas. HomeGuide lists monthly commercial contracts at about $100 to $600 nationally. We can price a one-time cleaning and a recurring plan so you can compare.

Water use during drought stages

Commercial accounts are subject to their water provider's drought rules. Aurora Water's Stage 1 surcharges apply to commercial users, and its water-waste rules cover pooling, watering sidewalks or streets and unrestricted hose use. In Denver Water's service area, Denver Water Board Resolution #002a-2026 (effective Oct. 1, 2026) allows commercial power washing only as necessary, after cleaning without water first, with high-efficiency equipment and no water waste. We sweep or blow surfaces first, use trigger guns, avoid letting water run, and check the provider's current rules before scheduling.

How It Works

1. Site walk

We walk the property, measure areas, note drainage and check the water provider's current rules.

2. Written scope

You get an itemized quote with methods, containment and schedule.

3. Dry clean, then wash

Surfaces are swept or blown first; washing is done in sections with runoff kept away from inlets.

Commercial Pressure Washing Questions

How much does commercial pressure washing cost?

HomeGuide's national figures run from about $0.10 to $1.00 per square foot depending on the surface, with flat fees from $200 for small areas to $3,000 or more for large properties. Containment and after-hours work add cost.

Can you wash our property outside business hours?

Yes, where it is safe and local noise rules allow. Early mornings, evenings and closed days are common for storefronts and drive-thrus.

What happens to the dirty water on a commercial job?

It is kept out of storm drains. As Aurora's code reads, detergents, dirt and other polluting materials may not be discharged to the storm drainage system. We redirect water with temporary berms or covers, or recover it, as the site requires.

Do you work with HOAs and property managers?

Yes. We provide itemized written quotes that boards and managers can review, and we can set up recurring service for common areas.
