Frequently Asked Questions

Pressure Washing Questions

How much does pressure washing a house cost in Aurora?

Angi's 2026 national guide puts house pressure washing at about $0.10 to $0.50 per square foot, with an average around $312, and lists a Denver, Colorado range of $150 to $355. Two-story homes, stucco, heavy growth and hard-to-reach areas cost more. We give a written price after seeing the house.

Is it better to pressure wash or soft wash a house?

For most siding, soft washing. Vinyl, stucco and painted wood can be damaged by high pressure, which can force water behind siding, chip paint or etch the surface. Soft washing relies on a cleaning solution and a low-pressure rinse. Concrete, by contrast, usually needs higher pressure to come clean.

Can you pressure wash during Aurora's watering restrictions?

Aurora's Stage 1 drought page does not mention power washing. Its water-waste rules cover water pooling, watering sidewalks or streets, irrigation leaks and unrestricted hose use, so we use shut-off trigger guns and keep wash water from running across walks or into the street. We do not claim any exemption; check current rules with Aurora Water.

Is it legal to let pressure washing water go down the storm drain?

In Aurora, City Code Section 138-439 prohibits discharging anything that is not entirely stormwater into the storm drainage system, and the code counts detergents, dirt and sediment as polluting materials. Some residential activities, such as individual residential car washing, are exempted, but a cleaning job with soap and grime is not on that list. We keep wash water out of storm drains; confirm details with the city.

How often should a house be washed in Colorado?

It depends on the house rather than the calendar. Homes near open fields, busy roads or construction collect more dust, and shaded walls or areas hit by sprinklers can grow algae even in a dry climate. Timing also depends on your water provider's drought rules, which can limit or bar power washing for a period. We can tell you at the estimate whether a wash makes sense now or should wait.

Will soft washing hurt my plants?

Cleaning solutions can harm plants if they are left to soak in. We wet down or cover landscaping before we start, keep the application controlled, and rinse plants afterward. If you have delicate beds or vegetable gardens next to the house, point them out at the estimate.

Can you pressure wash in Denver Water's service area right now?

Denver Water Board Resolution #002a-2026, in effect since Oct. 1, 2026, says power washing by individuals may not occur except for immediate health or safety reasons, and allows commercial power washing only as necessary, after cleaning without water first, with high-efficiency equipment and no water waste. We sweep or blow surfaces first, use trigger guns, and will tell you if a job should wait. Confirm current rules with Denver Water.

House Washing Questions

How much does it cost to wash a house in Aurora?

Angi's 2026 national figures run from about $0.10 to $0.50 per square foot, with two-story homes typically $400 to $1,400, and a Denver figure of $150 to $355. Size, siding type and access drive the price. We give you a written number after seeing the house.

Can pressure washing damage vinyl siding?

It can if the pressure is high and the wand is held close or aimed upward under the laps, which pushes water behind the panels. Soft washing avoids that by relying on the cleaning solution and a low-pressure rinse.

Is soft washing safe for stucco?

Stucco should be cleaned at low pressure. High pressure can erode the finish and open hairline cracks. We use a soft wash, longer dwell time and a gentle rinse.

Do I need to be home during the house wash?

Not necessarily, as long as we can reach an outdoor water spigot, the windows are closed and pets are inside. We walk the house with you at the estimate and confirm the details beforehand. If we use your spigot, the water goes on your account; during Aurora's Stage 1 drought, use above 110% of your winter average carries a surcharge of $2.15 per 1,000 gallons.

Will washing remove the faded look from my siding?

Washing removes dirt, growth and some surface chalk, which often brightens siding. It cannot restore color that the sun has faded out of the material itself. We will tell you at the estimate what to expect.

Driveway & Concrete Cleaning Questions

How much does it cost to pressure wash a driveway?

Angi's 2026 figures put most driveway jobs between $100 and $350, around $0.30 to $0.55 per square foot, with an average-size 576-square-foot driveway at $175 to $320. Heavy stains and pavers add time.

Will pressure washing remove oil stains from my driveway?

Fresh oil usually lifts well with a degreaser. Old stains that have soaked deep into the concrete often lighten but may not disappear entirely. We will tell you what to expect at the estimate.

Can pressure washing damage concrete?

It can if a narrow nozzle is held close to the surface, which can etch the cement paste and expose aggregate. A surface cleaner at a set height spreads the force and avoids that. Flaking concrete gets lower pressure.

Where does the dirty water go?

Not into the storm drain. As Aurora's code reads, detergents, dirt and sediment may not be discharged into the storm drainage system. We redirect runoff with temporary berms and, where needed, collect it for disposal where the city or utility allows.

Should I seal my driveway after cleaning?

Sealing can help concrete resist stains and moisture, but it is optional. If you plan to seal, the surface needs to be clean and fully dry first, so cleaning comes first.

Deck & Fence Cleaning Questions

How much does it cost to clean a deck?

Angi's 2026 national average is about $150, with most decks between $100 and $250 and larger decks around $300 to $400. Stripping old stain adds cost.

Will pressure washing damage my wood deck?

High pressure can splinter and raise the grain of softwoods. We use low pressure and a wood cleaner, washing with the grain, to clean without tearing up the surface.

Can composite decking be pressure washed?

Composite can be cleaned with low pressure and a suitable cleaner. High pressure can leave permanent marks. Check your decking manufacturer's care guidance; we follow it where it exists.

How long should I wait to stain after cleaning?

The wood has to be fully dry. How long that takes depends on sun, temperature and the stain product, so follow the stain manufacturer's directions. We can schedule cleaning to leave enough time.

Roof Soft Washing Questions

Is it safe to pressure wash a roof?

Not an asphalt shingle roof. High pressure can strip the protective granules and loosen shingles. Cost guides such as Fixr list soft washing as the method for asphalt shingles, and that is how we clean them.

How much does roof cleaning cost?

Fixr puts the national average around $612, with most jobs between $450 and $700 and soft washing asphalt shingles at about $0.30 to $0.75 per square foot. Pitch and height affect the price.

Will roof cleaning fix hail damage?

No. Cleaning removes streaks and growth; it cannot repair bruised or broken shingles. If a storm has just passed, have a roofer inspect the roof before it is cleaned.

Will the moss disappear right away?

Algae streaks usually lighten during the job. Thick moss and lichen are killed by the solution but may take some time to release fully, and rain helps rinse them away.

Will the roof cleaning solution hurt my plants?

It can if it is left to soak in. We wet and cover plants before we start and rinse them afterward, and we manage where downspouts discharge.

Gutter Cleaning Questions

How much does gutter cleaning cost?

Angi's 2026 national average is about $168, with most homes between $119 and $234. One-story homes run about $145 to $250 and two-story homes $180 to $360.

How often should gutters be cleaned?

Once or twice a year, often late fall and spring, is a common schedule; homes under large trees may need more. We can look at your trees and roofline and suggest a schedule.

Can you clean gutters with gutter guards?

Often yes, though guards may have to be lifted or removed and replaced, which adds time. Some guard types are cleaned from the top. We check your guard type at the estimate.

Do you repair dented or leaking gutters?

We clean gutters and point out damage. Repairs, re-hanging and replacement are work for a gutter contractor, and insurance questions go to your insurer.

Commercial Pressure Washing Questions

How much does commercial pressure washing cost?

HomeGuide's national figures run from about $0.10 to $1.00 per square foot depending on the surface, with flat fees from $200 for small areas to $3,000 or more for large properties. Containment and after-hours work add cost.

Can you wash our property outside business hours?

Yes, where it is safe and local noise rules allow. Early mornings, evenings and closed days are common for storefronts and drive-thrus.

What happens to the dirty water on a commercial job?

It is kept out of storm drains. As Aurora's code reads, detergents, dirt and other polluting materials may not be discharged to the storm drainage system. We redirect water with temporary berms or covers, or recover it, as the site requires.

Do you work with HOAs and property managers?

Yes. We provide itemized written quotes that boards and managers can review, and we can set up recurring service for common areas.
