Exterior Cleaning Across a City of Subdivisions
Pressure washing in Aurora covers a lot of ground. The city spreads across about 160 square miles in Arapahoe, Adams and Douglas counties and grew as hundreds of separate subdivisions. Housing ranges from the original Fletcher townsite, platted in 1891, to neighborhoods built when Aurora was the fastest-growing city in the United States in the late 1970s and early 1980s, to redevelopment such as the former Lowry Air Force Base, which closed in 1994 and became a master-planned community. Siding, concrete and roofs of very different ages sit within a few miles of each other, so each job starts with a look at the surfaces.
A growing city of homeowners
The Census counted 386,261 residents in 2020 and estimated 410,053 by July 2025. About 62.4% of homes are owner-occupied, with a median owner-occupied home value of $469,100. That mix means both owners looking after their own homes and landlords, property managers and associations caring for rentals and common areas. We provide written quotes that are easy to forward to an owner, manager or board.
The city's storm drain rule
Aurora City Code Section 138-439 makes it unlawful to discharge any material that is not entirely stormwater into the storm drainage system. The code lists exceptions such as lawn watering and individual residential car washing, but defines detergents, soil, sediment and organic material as polluting materials. Section 138-444 sets civil penalties of up to $5,000 per day. On every job we plan where the water will go before we start, and we keep soapy, dirty runoff out of the street.
Working within drought stages
Aurora City Council declared a Stage 1 drought in April 2026 after low snowpack and reservoir levels, with a goal of cutting water use by 20%. Under Stage 1, non-drip irrigation is limited to two days a week, and water-waste rules cover water pooling, watering sidewalks or streets, irrigation leaks and unrestricted hose use. The drought page does not mention power washing. Aurora Water notes that the Front Range receives only about 15 inches of precipitation a year. We work with shut-off trigger guns, avoid runoff, and check the current stage before scheduling.
Altitude, sun and hail
Aurora's official elevation is 5,471 feet, and parts of the city reach above 6,200 feet. The EPA notes that UV intensity rises about 6% per kilometer of elevation. Strong UV is hard on paint, wood and shingle surfaces. Summer thunderstorms bring hail; the Rocky Mountain Insurance Information Association lists Colorado's ten costliest hailstorms as centered almost entirely on the Denver metro area. After a hailstorm, roofs should be inspected before they are cleaned.
Associations and common areas
The City of Aurora runs a Neighborhood and HOA Support program with a free HOA 101 series for board members, and Aurora Water publishes stormwater pond resources for HOAs and metro districts. HOA rules can cover exterior appearance and maintenance, so check your covenants if a notice prompted the cleaning. We can quote common-area concrete, entry monuments and amenity buildings separately from individual homes.

Aurora Questions
Who do I call in Aurora if I see someone dumping into a storm drain?
Aurora Water's service page lists 303.739.6772 for reporting water issues, hazardous material spills and illegal dumping. That is the same rule we work under: only stormwater belongs in the storm drains.
Does Aurora require a business license for pressure washing companies?
The City of Aurora says anyone conducting business activities in the city needs a business license, with a $19 application fee and a $28 license fee. Aurora's separate contractor license covers building, altering or repairing structures. Requirements can change, so check with the City for current rules.
My HOA sent a notice about dirty siding. Can you help?
Yes. Send us the notice or describe what it asks for, and we will quote the work in writing so you can share it with the association. Check your covenants for any timing or approval requirements.
Can you clean my house while Aurora is in a drought stage?
Aurora's current Stage 1 page does not address power washing. Its rules restrict irrigation and water waste, including watering sidewalks or streets, and we do not claim any exemption. We check the stage in effect, and follow its rules, before scheduling. If your water comes from a different provider, such as Denver Water, its rules apply instead.
